Booking and staying in an aparthotel

1. Scope
Episode SA operates La Fabrique aparthotels in Rochehaut. These terms govern bookings and stays. Any special conditions agreed in writing supplement these provisions.
The version provided to the guest before booking applies to their stay. Subsequent changes to these terms do not alter an existing booking without the agreement of both parties.
2. Prices and services
Prices are in euros and cover the entire accommodation for the duration of the stay, up to its maximum occupancy, including VAT and taxes. Water and electricity consumption are included.
Housekeeping, bed linen, bathrobes and towels are included according to the package booked. Breakfast, pets and other options are charged at the rates presented before booking. The booking summary confirms the total price and the services selected.
3. Booking and initial payment
An initial payment of 50% of the stay is required at the time of booking. For online bookings, payment is made by bank card during the booking process. For direct or telephone bookings, the confirmation email specifies the amount and payment deadline.
The balance is payable at check-in on the arrival day, unless otherwise agreed in writing.
4. Changes to the stay
Any request to change dates, duration, occupancy or services must be addressed to Episode SA. A change takes effect only after written confirmation from the establishment, subject to availability and the quoted price.
5. Arrival and departure
The aparthotel is available from 3 p.m. on the arrival day and must be vacated by 11 a.m. on the departure day, unless otherwise agreed in writing. Guests are asked to notify the establishment of a late arrival.
6. Cancellation
All cancellations must be communicated in writing, including by email. The date the request is received determines the cancellation notice period.
More than one month before arrival, the initial payment is non-refundable. It may be carried over to a future stay if the aparthotel is re-let for the originally booked dates, following written confirmation from the establishment.
One month or less before arrival, the initial payment is neither refundable nor transferable to another stay. The guest’s mandatory statutory rights remain applicable.
7. Failure to arrive
In the event of a no-show or cancellation without notice, the full price of the booked stay is due. Amounts already paid are deducted from the amount payable, subject to mandatory legal provisions.
8. Payment methods
Payments are made in euros. Visa, Eurocard and Bancontact cards are accepted. Meal vouchers and restaurant vouchers are not accepted. For direct bookings, bank transfer instructions are included in the confirmation.
9. Use of the aparthotel
All indoor areas are non-smoking. Guests must respect the accommodation’s maximum occupancy, the property and the neighbourhood, paying particular attention to quiet after 10 p.m. Guests must take care of the equipment and report any damage.
Requests for a specific aparthotel are considered subject to availability, without any guarantee of allocation. Final cleaning is provided by the establishment. Instructions displayed or provided for the hot tub, pool and shared areas must be followed.
10. Pets
A maximum of one dog per aparthotel is permitted on prior request and with the establishment’s approval, at a supplement of €20 per stay. The dog must remain calm and respect the property and the neighbourhood, under its owner’s responsibility.
11. Withdrawal and complaints
A booking for tourist accommodation on specific dates does not benefit from the statutory fourteen-day right of withdrawal. The cancellation conditions above apply, without prejudice to the guest’s other statutory rights.
Any complaint may be addressed to Episode SA using the contact details below to seek an amicable solution. Failing an agreement, jurisdiction is determined under applicable law, without depriving consumers of their mandatory protections.
